TL;DR
As of July 2026, the median days on market in Marlborough is just 5 days, according to SmartMLS. That means half of the homes that sold went under contract in five days or less. While that's an encouraging sign for sellers, it doesn't mean every home sells that quickly. Factors such as pricing, condition, marketing, and buyer demand still play a significant role.
One of the First Questions Sellers Ask
When homeowners begin thinking about selling, one of the first questions they ask is:
"How long will it take to sell my home?"
It's an understandable concern.
Some people are coordinating the purchase of another home.
Others are relocating for work.
Some are downsizing or moving closer to family.
Knowing approximately how long the process takes helps with planning.
The answer, however, isn't as simple as looking at one statistic.
What Does "Days on Market" Mean?
Days on Market (DOM) measures the number of days between when a property is listed for sale and when it goes under contract.
It does not include:
Attorney review
Home inspections
Appraisal
Mortgage approval
Closing
Those steps happen after a buyer and seller have agreed to a contract.
So if a home goes under contract in five days but closes thirty-five days later, its Days on Market is still five.
Current Marlborough Market
According to SmartMLS, the median Days on Market for homes sold in Marlborough during July 2026 was just 5 days.
That's a significant improvement over previous years.
From the MLS data:

The trend shows that properly priced homes have continued to sell quickly despite changing interest rates and broader economic headlines.
The important takeaway isn't simply that homes are selling fast.
It's that buyers continue to act quickly when they believe a home is priced appropriately and presented well.
Median vs. Average Days on Market
You'll often hear both average and median Days on Market.
I generally prefer using the median because it better represents what a typical seller experiences.
Why?
Imagine five homes sold in:
3 days
4 days
5 days
6 days
180 days
The average becomes much higher because of that one outlier.
The median—the middle number—is still just 5 days.
That's why median Days on Market often provides a clearer picture of what's happening in the market.
Not Every Home Sells in Five Days
It's important to remember that market statistics describe the overall market.
They don't predict what will happen with any individual property.
Some homes sell in a single weekend.
Others remain on the market for weeks or even months.
Why?
Because several factors influence how quickly a home sells.
What Actually Determines How Fast Your Home Sells?
1. Pricing Strategy
Pricing is one of the biggest factors affecting how quickly your home sells.
Homes priced competitively often:
Generate more showings
Attract stronger interest
Receive multiple offers
Sell faster
Overpriced homes often experience:
Fewer showings
Less urgency
Price reductions
Longer time on market
One of the biggest mistakes sellers make is assuming they can "leave room to negotiate."
In many cases, overpricing actually reduces buyer interest and ultimately results in a lower sale price.
2. Preparation
First impressions matter.
Homes that are:
Clean
Decluttered
Well maintained
Bright
Easy to show
typically generate more buyer interest than homes that appear neglected or overly personalized.
Preparation doesn't necessarily mean renovating.
It means presenting the home in its best possible light.
3. Professional Marketing
Today's buyers almost always see your home online before they schedule a showing.
Professional marketing can include:
High-quality photography
Drone photography
Video tours
Floor plans
Property websites
Social media promotion
MLS exposure
Agent-to-agent marketing
The more qualified buyers who see your home, the greater the opportunity for showings and offers.
4. Condition
Homes requiring extensive repairs generally take longer to sell than homes that are move-in ready.
That doesn't mean you must renovate before listing.
It simply means buyers adjust both their expectations and their offers based on the property's condition.
5. Competition
Your competition matters.
If there are only a few comparable homes available, buyers may move quickly.
If inventory increases significantly, buyers often have more choices and can take additional time before making decisions.
Selling Quickly Isn't Always the Goal
Many homeowners assume selling quickly means they priced their home too low.
That's not necessarily true.
In fact, a well-priced home can:
Attract more buyers.
Generate multiple offers.
Strengthen negotiating leverage.
Sell both quickly and for an excellent price.
The objective isn't simply to stay on the market longer hoping for a higher offer.
The objective is to maximize your overall outcome.
Focus on the Entire Timeline
Remember, getting your home under contract is only part of the process.
After accepting an offer, you'll typically move through:
Home inspection
Attorney review
Mortgage approval
Appraisal (if applicable)
Title work
Closing
For many transactions, closing occurs approximately 30–45 days after an accepted offer, although every transaction is different.
When planning your move, it's important to consider both Days on Market and the time needed to reach the closing table.
So… How Long Does It Take to Sell a Home in Marlborough?
Based on current SmartMLS data, many homes are going under contract very quickly.
As of July 2026, the median Days on Market is 5 days.
However, that doesn't mean every home will sell within a week.
The homes that tend to sell the fastest usually have several things in common:
Strategic pricing
Strong preparation
Professional marketing
Effective negotiation
Broad exposure to qualified buyers
Rather than asking:
"How quickly can my home sell?"
A better question is:
"What strategy gives me the best chance of selling quickly while maximizing my net proceeds?"
